The Growth of collective investment funds

A number of factors have led to increased interest in investment in the property sector through collective vehicles. Relatively high property yields compared to equities and bank interest, historically good performance, lower volatility and lower risk profiles in comparison to equities and gilts have all helped to stimulate investor appetite for the sector.

Collective ownership of property has been on the increase, as both institutional and non-institutional investors seek to participate in property investment and development projects too large for them to finance individually. Collective investment funds, whether co-ownership vehicles, limited partnerships or unit trusts now represent a large and growing part of our client base.

Currently the government's plans for introducing REITs and allowing SIPPs to invest in property may further stimulate investor interest in this sector.

Property Collectives Investment Schemes

Through our wholly owned company, Thompson Taraz Managers Limited (TTML), we provide efficient and cost effective Issuance and Operator services for unregulated collective investments schemes and authorised property Qualified Investor Schemes ("QIS" - see below) . TTML is authorised under the Financial Services and Markets Act and is regulated by the Financial Services Authority.

TTML developed from our core Chartered Accountancy Practice, to provide a responsive, professional service for our collective scheme clients.

Our involvement typically starts before the launch of a scheme and lasts throughout its entire life. Our role includes Issuance and undertaking all of the statutory oversight functions such as: acceptance procedures, registration of units, dealing with investments, distributing income, annual financial reporting and periodic reporting to investors. We work side-by-side with Promoters in a proactive and tailored way.

We also undertake a range of non-FSA regulated activities on behalf of funds including: financial modelling, bank arrangements assisting with tax structuring, asset administration, VAT compliance, tax compliance for structures and participants, Scheme administration and insurance.

Once a collective investment fund has been set up, we can monitor day to day activity and assist with financial, regulatory and management reporting, which can include:

 

invoicing and collecting rent from tenants ,
arranging insurance and repairs of the property,
arranging valuation of the property,
preparation of management accounts,
preparing and filing tax returns and negotiating capital allowance claims with the tax authorities.
liaising with the trustees and investors

We provide individual websites where investors in a scheme can view details of the scheme's properties and the financial accounts.
